Your intrepid researchers have been out and about in the Southwest this month and we have to report that things down there are really jumpin’! Sales are up, many listed properties are receiving multiple offers (we know this because we’ve been outbid on a couple) and, if you can find a great deal on a foreclosure, our advice is, “Grab it quick!”

Clark County hosted an “Enterprise Land Use Plan 2009 Open House” last weekend and, as anyone who attended is aware, the plans for the Southwest over the next few years are HUGE! With commercial development all along the 215, Rainbow and Blue Diamond; overpasses over the railroad to take Decatur and Jones all the way south beyond Southern Highlands; Park & Ride terminals at several Blue Diamond intersections, and two new schools due to open next school year, this area is truly in the Path of Progress.

We couldn’t resist the opportunity to visit Alex Edelstein’s new Manhattan West development off the 215 at Russell. If you haven’t been yet, you need to go and check this out! The name “Las Vegas” is not usually associated with sophisticated urban living, such as you might find in New York, London or Sydney, but that is about to change . . .

For those of us who dream of being able to go from home to work to the shops to the health club to dinner without needing a car, this futuristic condo community offers the ideal lifestyle. With an imaginative blend of classical and contemporary architecture, Manhattan West provides all the conveniences and luxuries of life in one location. Everything from the Zen garden to the Strip shuttle shows meticulous attention to detail. The floor plans are spacious, the views phenomenal, and you can still get pre-construction prices on most of the buildings, so go for it!

All kudos to the “Frothing Developers” for persisting with this inspirational project in these troubled times. That’s exactly the sort of optimism and confidence we need from our leaders in the real estate industry! When the dust settles, Las Vegas will have a new and shining jewel - and some of the very smart investors will be living there!
